Overview:
Mastering accurate income, asset, and expense calculations is essential for ensuring HUD compliance and avoiding costly errors in rent determinations. This intermediate-level class builds on the foundational skills learned in the New Manager Series, introducing more complex real-world situations that challenge even experienced staff.

Participants will review advanced income and asset calculation scenarios, explore the nuances of fluctuating income, business income, and student earnings, and learn how to handle “gray area” expenses not fully defined in HUD guidance. Using interactive case studies, the session will strengthen participants’ analytical and documentation skills for accurate reporting on the 50059.

Key Learning Topics:

1. Handling complex income scenarios, including fluctuating and business income

2. Determining when an asset must be converted into income

3. Understanding current vs. imputed asset income and how each affects eligibility

4. Calculating income from fluctuating or variable-value assets

5. Evaluating expense eligibility and justifying inclusion or exclusion during interviews

6. Addressing “gray area” deductions and expenses not covered in the HUD Handbook

Why Attend:
This training bridges the gap between basic understanding and professional mastery. By the end of the session, participants will be able to confidently analyze challenging household situations, apply advanced calculation techniques, and document their decisions clearly to withstand compliance reviews.
